Our Loan Originators have the opportunity to mentor under Branch Manger Gwen Swain (including one-on-one coaching), attend bi-weekly sales team meetings, receive marketing support, and assistance with your loan files.
The Loan Originator is a salesperson.
His or her primary duty shall be making sales related to selling Waterstone Mortgage Corporation’s (“WMC”) products and services.
The Loan Originator is expected to be customarily and regularly engaged in activities directly related to these sales away from WMC’s Place of Business (“Outside Sales”).
Outside Sales activities include attending in-person meetings and corresponding with potential clients or real estate brokers, attending or hosting networking, community and/or home buyer events, attending open houses, distributing mailings, making telephone calls or web-based solicitations, and performing other sales-generating activities away from WMC’s Place of Business.
WMC’s Place of Business includes all of the company’s locations and offices, the Loan Originator’s home office, and any other fixed site.
Through his or her Outside Sales, the Loan Originator will obtain mortgage loan applications and then partner with processors to ensure complete and compliant loan packages.
Processors are made available by WMC to allow the Loan Originator to be primarily focused and regularly engaged in Outside Sales.
In addition to Processors, Loan Originators can work within a mortgage team to complete high volumes of loan applications.
Additional mortgage loan team members can include Loan Partner I, Loan Partner II, and Loan Partner III.

Once again, these partnerships are intended to allow the Loan Originator to be primarily focused on Outside Sales.
Although team responsibilities & duties can be shared, the Loan Originator will be seen as the main lending representative and be responsible for the sales relationship with the customer.
The Loan Originator is exempt from minimum wage requirements under the applicable state and/or federal outside salesperson exemption.
Thus, unless otherwise provided by applicable law, he or she is paid on a commission-only basis, as set forth in the Loan Originator Employment Agreement.
The Loan Originator Employment Agreement governs the relationship, and to the extent it is inconsistent with this Job Description, the Employment Agreement controls.
ESSENTIAL DUTIES AND RESPONSIBILITIES: Engages in Outside Sales, including but not limited to: Attending in-person meetings and corresponding with potential clients or real estate brokers; Attending or hosting networking, community and/or home buyer events; Attending open houses; Otherwise traveling throughout the community to generate leads, and build and maintain his or her sales pipeline.
Distributes mailings, makes calls or web-based solicitations away from WMC’s Place of Business.
Engages in promotional work that is performed incidental to and in conjunction with an employee’s own outside sales or solicitations; provides loan data to support marketing and sales promotion programs.
Identifies and analyzes potential loan markets to develop prospects for loan originations; follows up with prospects, including scheduling meetings away from WMC’s Place of Business.
Maintains minimum production requirements regarding WMC’s products and services, in accordance with Branch/Corporate policy.
Interviews applicants and requests information for applications incidental to originating loans.
With the assistance of processors or other staff, completes applications in a timely manner and inputs applicant data into Encompass.
With the assistance of processors or other staff, orders credit reports and AUS findings on secondary market loans through the loan origination system (automated underwriting systems).
Analyzes applicant’s financial status; including financial statements, tax returns, credit, and property evaluations (P+L Statements) incidental to originating loans, to determine feasibility of granting credit.
Corresponds with and interviews applicants or creditors throughout loan origination process to resolve questions regarding application information.
Compiles loan packages and facilitates negotiations with applicants to establish standards on items such as fees, loan repayment options and other credit terms.
Abides by Corporate Policy and/or Federal Regulation guidelines when discussing products, time frames, and sensitive customer or bank information.
Represents WMC at related functions away from WMC’s Place of Business.
This includes presenting product, policy, and procedure information.
Obtains, verifies and completes required information and documentation necessary for compliance and processing of loan applications.
Follows up with requests presented by both customers of WMC and internal departments in a timely manner, including assisting customers with inquiries and information requests and resolving complaints relating to loan products and services offered.
The Loan Originator is expected to enlist the assistance of Processors and/or other staff to complete certain tasks, to allow the Loan Originator to be focused and regularly engaged in Outside Sales activities.
ADDITIONAL DUTIES: Complete regulatory and compliance training, as required by WMC or applicable law and regulation.
Maintain positive attitude about WMC products and services, and in all Outside Sales activities with customers or prospects.
Complete any additional duties assigned by WMC management.
ATTRIBUTES OF SUCCESSFUL LOAN ORIGINATORS: Outgoing Flexible Punctual Self-driven Motivated Goal oriented SUPERVISORY RESPONSIBILITIES: This position does not require Supervisory Responsibilities.
However, as noted above, the Loan Originator may choose to work with a mortgage team to complete high volumes of loan applications.
They may direct Processors and/or other staff in connection with their Outside Sales duties.
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily, and is expected and required to devote at least the minimum amount of time necessary engaged in Outside Sales and activities directly related to these sales, to adhere to the applicable exemption for salespersons under federal law and the state Employee works.
The requirements listed below are representative of the knowledge, skill, and ability required of Loan Originators.
An individual must be able to work before and after normal business hours as needed, and have accommodations for local travel.
EDUCATION and/or EXPERIENCE: A high school diploma or general education degree (GED) is required.
COMPUTER SKILLS: Intermediate knowledge of related computer applications such as Microsoft Office is required.
Prior experience with Encompass or other closing software programs is required to monitor Outside Sales activities.
LANGUAGE SKILLS: Good grammar and diction are required.
Ability to read and comprehend instructions, write correspondence and write memoranda is required.
Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization is required.
MATHEMATICAL SKILLS: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals is required.
Ability to compute rate, ratio, and percent is required.
Ability to interpret individual and business/corporate tax returns and P-L statements is required.
Ability to utilize all lending functions on a standard HP calendar is preferred.
CUSTOMER SERVICE SKILLS: Using excellent customer service skills, which includes maintaining a positive attitude, taking ownership of meeting customer needs, going above and beyond expectations for customers, demonstrating a commitment to sharpening skills through education and training, using positive communication, and looking for opportunities to respect customers’ time and schedules, is required to facilitate Outside Sales duties.
REASONING ABILITY: Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists is required.
Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form is required.
CERTIFICATES, LICENSES, REGISTRATIONS: Federal registration through Nationwide Mortgage Licensing System (NMLS) is required prior to originating loans.
Individual must be in good standing with or be approved by NMLS in accordance with the S.

A valid driver’s license is required.
Driving record must be in accordance with Waterstone’s Vehicle Safety Policy.
PHYSICAL DEMANDS: Positions at Waterstone Mortgage require the following physical activity: the employee is required to sit for extended periods and to walk; stand; and stoop, kneel or crouch.
The employee must occasionally lift and/or move objects up to 20 pounds.
The employee must have the ability to view a computer screen and operate a keyboard.
